HomeMy WebLinkAboutSUB201000143 Review Comments No Submittal Type Selected 2010-12-06C �kh County of Albemarle Department of Community Development MEMORANDUM To: Keith Lancaster; Southern Development via email: klancaster @southern - development.com From: Summer Frederick, Senior Planner Division: Current Development Date: December 8, 2010 Subject: SUB2010 -143 Riverfront Subdivision - Final The Planner for the County of Albemarle Division of Current Development will grant or recommend approval of the subdivision plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances (Chapter 14 of Albemarle County Code) unless otherwise specified.] 1. [Sec. 14- 302(A)4, Sec. 14- 302(A)5] Please provide appropriate deed book and page number information for all listed and shown public and private easements. 2. [Sec. 14- 302(8)10] Please include required note regarding management of stream buffer. The stream buffer shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance. 3. [Sec. 14- 303(0)] Please provide signature panels for all parties of interest, specifically VDOT. 4. [Sec. 14 -316] VDOT approval of entrance onto public street is required. 5. [Sec. 14 -317] Please provide a maintenance agreement for proposed access easement, to be reviewed and approved by the County Attorney's office. 6. [Sec. 14 -418] Adequate capacity for sufficient fire protection must be verified. 7. [Sec. 14 -426] Deeds of dedication and maintenance agreements must be provided for all drainage easement proposed to be dedicated to public use for review and approval by the County Attorney's office. 8. Per Deed Book and Page Number 2913 -156, the area previously reserved for dedication upon demand of the County must conveyed in fee simple on this plat. Please revise plat to reflect this action, and provide a deed of dedication to be reviewed and approved by the County Attorney's office.
