Moore Balzer & Associates, Inc. 1561 Commerce Road, Ste. 401 Verona, VA 24482 RE: ARB- 2010 -123: Town & Country Shopping Center Dear Mr. Moore: Fax (434) 972 -4126 Your above -noted application did not meet the submittal requirements for a final site development plan review with the Architectural Review Board. The following items were not included in the submittal, but are required with a final site development plan submittal, as indicated in the Final Site Development Plan Checklist, and in our action letter dated September 10, 2010. 1. Samples of the proposed building materials /colors were not included with this submission. Material samples need to be submitted prior to the meeting in order to be reviewed by staff. 2. A materials schedule and key on the architectural elevation drawings, including all proposed materials and colors, was not submitted. 3. The method of concealment for roof top mechanical units was not provided. 4. Site sections demonstrating the lack of visibility of all proposed rooftop equipment from all sections of the Route 250E EC was not provided. 5. The photometric plan was not revised to extend the footcandle readings out to zero on the EC side of the site, or to include the proposed colors for all site fixtures /poles and building lighting. 6. Cut sheets for light fixtures are not on full size (24" x 36 ") sheets. 7. The required note regarding full cutoff fixtures is not on the plan. 8. The locations of building lights are not shown on the elevations. 9. Several comments indicated in the September 10, 2010 action letter regarding the landscape plan have not been addressed. a. The proposed European Hornbeam frontage trees shown are shown at 40' on center and not 35' on center as required by the guidelines. b. The "JS" shrubs shown along EC frontage are not included in the Landscape Schedule. c. The location of the Vepco /Centel /ACSA variable width utility easement is not shown on the landscape plan. d. The number of interior parking lot trees has not been increased to 7 as required. Given the limited size of the parking lot, planting 7 interior parking lot trees may not be achievable. However, some additional interior tree locations may be available to bring the plan into greater conformance with the guidelines. 10. A complete sign package including sign type, dimensions, materials, method of attachment, colors and type of illumination, if any, for all visible building signage has not been submitted. Tenant names are not required for this sign package. 11. The method of illumination, if any, is not included on the elevation drawing of the monument sign. Please re- submit your drawings (8 sets), including the missing information. If the missing items are received within 15 days of the date of this letter, we will proceed with review, and the submittal date will be adjusted according to the date of your resubmittal. If you do not respond to this letter or if the missing items are not received within 15 days of the date of this letter, the application will be denied and a new fee will be required to submit a new application. Given the focus on the design of the roof and window elements at the last ARB meeting, we would be happy to move forward with a work session limited to these design issues on December 6, in order to get feedback from the ARB on the proposed revisions.
