(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [14 -306; 14- 303(E); 14 -233; 14 -234; 14 -410; 14 -412] Private streets. This subdivision application that you submitted needs to go to the Planning Commission for private street approval. It does not meet the definition of a two lot subdivision since the private street is not the direct means of access to a public street. Turner Mountain Road is a private street, and therefore, the street being created will not only serve those two lots, but will serve all the lots from 250 /Ivy Road to this property. You need to submit a justification and an additional fee of $670 for the private street. 2. [ 14- 302(A)(9)] Building sites on proposed lots. The building sites need to be shown on the plat and not just an exhibit. The control points can be shown on a separate exhibit, however the building sites must be on the plat. 3. [ 14 -303 (R)] Provide the following statement on the plat: "All subsequent divisions of the residue shall use the point of access or entrance from the street shown hereon." 4. [14 -309; 14 -310; 14 -416] Soil evaluations. Health director approval of individual private wells and /or septic systems. Individual private wells and septic systems. Provide the results of percolation tests or other methods of soil evaluation used to determine the suitability of the soil for septic systems with conventional drain fields, so that the agent can then forward them onto the health department for review and approval. 5. [14 -316] Approval of entrance on public streets. VDOT approval is required. Provide a letter stating approval. 6. [ 14 -317] Instrument evidencing maintenance of certain improvements. Provide a private street maintenance agreement for the proposed private street for review and approval from County Attorney. A template for such an agreement is attached.
