I have reviewed the information submitted with this request and offer the following comments:
1. It is likely that a site plan will be required for this use. A site plan will be required if a change
in the entrance is required or recommended by VDOT or if the Zoning Administrator
determines that additional parking is required. The applicant proposes to have 3 vehicles
parked outside. Along with the 2 spaces required for the residence this would require a
minimum of 5 parking spaces. From the information submitted I cannot determine the
number of available parking spaces. If a site plan is required substantial improvements will
be required to the site unless waivers are granted. For example, the access to the public street
may have to be upgraded. You may want to consider improvement of this access even if a site
plan is not required.
2. It appears that most of the activity proposed is within a stream buffer. If improvements have
to be made to the site the presence of the stream buffer may impose additional regulations.
