Re: SUB2010 -135 Foxchase Landing Final Plat- Lots 3, 4, and 11
The Zoning and Current Development Division of the Albemarle County Department of Community Development
will recommend approval of the proposed plat referred to above when the following items have been satisfactorily
addressed. (The following comments are those that have been identified at this time. Additional comments or
conditions may be added or eliminated bases upon further review.) Each comment is preceded by the applicable
reference to the Albemarle County Code.
1. [Sec. 14- 302.A.2] Vicinity map. COMMENT: Per this section, vicinity map must be at a scale of
1 "= 2000'.
2. [Sec. 14- 302.A.3, 435.1] Existing streets, surety for maintenance until accepted into state system.
COMMENT: Extension of Carlyle and new Riley Way have been built, however it does not appear they
have been accepted into the state system. Roads must be accepted by VDOT or bonded. Carlyle Place
needs to be bonded before final plat approval is granted. Per our discussion, a bond reduction was
requested. Please follow up with the County Engineer for the bond amount required for Carlyle
Place if /when the bond is /has been reduced.
3. COMMENT: Approval and deeds /easement required by commenting departments, including Engineering,
VDOT, ACSA/RWSA, and Fire is required. I have received fire and rescue and Engineering/VDOT
approval. ACSA/RWSA need to confirm that they have no objection. Deeds of easement are required for
all easements dedicated to public use. Deeds of Drainage easement shall be reviewed and approved by the
County Attorney.
