The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of
the easement plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise
specified.]
1. [14- 302(B)6] Tax Map and Parcel Number: I cannot rind Tax map and Parcel number 56 -95.
According to our records Route 240 holdings does not own property with Tax map and Parcel
number 56 -95. Please let me know if I am mistaken. I cannot complete the review because the
drainage easement is on a parcel that is not on record. The vicinity map seems to be pointing to Tax
Map 56 and Parcel 48. (Per our conversation this will be revised to Tax Map 56K parcel Al).
2. [14- 302(A)l 11 Instrument creating property proposed for subdivision. The deed book and page number of
the instrument whereby the property was created, as recorded in the office of the clerk of the circuit court of
the county. Please add the correct deed book and page number for Tax Map 56K -A1.
3. [14- 302(A)151 Identification of all owners and certain interest holders. The names and addresses of each
owner of record and holders of any easements affecting the property. Add the name and address of the
owner of record for Tax Map and Parcel 56K -A1.
4. [14- 302(B)5] Zoning classification. The zoning classification of the property, including all applicable
zoning overlay districts, proffers, special use permits and variances. Please add the zoning classification for
Tax Map and Parcel 56K -A1 and indicate on the plat any special use permits or variance applications that
may have been approved on Tax Map and Parcel 56K -A1.
5. [14- 302(b)7] Reservoir watershed; agricultural forestal district. A notation as to whether the land is within
an Albemarle County and/or City of Charlottesville water supply watershed or and agricultural - forestal
district. Tax Map and Parcel 56K -A1 is in the Lickinghole Creek water supply watershed, but is not in
an agricultural forestal district.
6. [14- 302(B)10] Stream buffers. The location of stream buffers required by section 17 -317 of the water
protection ordinance, with the following note: "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance." Per our GIS web, there is a stream
buffer on Tax Map and Parcel 56K -A1 where it boarders Tax Map 56H parcel A. Please add the location of
the stream buffer to the plat if applicable along with the stream buffer note. (I cannot tell how close the
drainage easement is to the stream buffer) Ignore if not applicable.
7. [14 -430] Dedication of water and sewerage systems. Please submit a deed of easement for review and
approval by the County Attorney. The deed will also have to be approved by the Albemarle County Service
Authority (ACSA). I have the previously submitted deed on file if needed for reference.
