It appears that we will need a more detailed sketch in order to review this application. I will need further info, such as dimensions, to confirm the adequacy of parking onsite. 2. Is it possible to provide an overflow parking area within an existing open area, so as to avoid cutting trees? 3. Please clarify the maximum numbers of special events. It appears that they are asking for up to 12 per year with up to 150 attendees and an additional 2 events per year with up to 200 attendees, for a total of 14 events per year. The applicant does state that the average is 4 per year; although a condition of approval would not address the average number but the maximum number. The applicant also notes the desire to have a festival at some point in the future. If they are asking for this approval through the current special permit application, it will need to be tied down in terms of numbers of festivals and attendees and whether this number is in addition to the maximum number of other special events (up to 14 per year). 4. Since they are asking for up to 10 years for the interpretive space, I would recommend that the special permit approval allow up to 10 years for all improvements unless we see a public purpose behind requiring the restroom to be constructed sooner rather than later. (To the Lead Planner): 1. Please consider processing the site plan waiver approval by the PC with their review of this special use permit. 2. Health Department approval can be a condition of the special use permit. 3. We will need to tie down the number of special events with various attendance (below and over 150 persons) for conditions of approval.
