Subject: Cedar Hill (SP201000015)
The application plan for multi - family housing at Cedar Hill has been reviewed. The following comments
are offered for your use.
1. This appears to be the first phase in a development pattern. It is recommended that the plan include
the rest of the phases.
2. The proposed private road(s) should be designed with curves meeting the private roadNDOT
standards, rather than hard turns at parking areas, and with adequate turn- arounds at the end(s).
3. The plan should include stormwater management concepts to meet or exceed the Water Protection
Ordinance requirements.
4. A traffic study should be provided to ascertain internal road adequacy, as well as the entrance on Rt.
29. It is recommended that a study meeting the VDOT 527 guidelines be provided, including the
ultimate development plan.
5. The applicant should incorporate proffered improvements along the frontage from North Pointe and
the UREF North Fork Research Park.
