HomeMy WebLinkAboutSUB201100010 Review Comments Easement Plat 2011-04-02�010 AL k' County of Albemarle Department of Community Development Memorandum To: Earl Motley From: Gerald Gatobu, Principal Planner Division: Zoning and Current Development Date: April 2, 2011 Subject: SUB 2011 -00010 North Pointe Easement The County of Albemarle Division of Zoning and Current Development will grant or recommend approval of the Greenway and Conservation easement plat referred to above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [SP -02 -072] North Pointe Residential Uses: The owner shall be responsible for the costs of drafting the deeds of dedication, having required surveys conducted and plats prepared, and recordation costs. Please submit a deed(s) of dedication for the Greenway area and Conservation area to the East next to the Rivanna River that is to be dedicated to the County of Albemarle. 2. The 50 -foot construction easement needs to moved/relocated away from the Conservation Area with utilities. 3. Change the language on the plat to read as follows (for the greenway dedication): "Greenway Area Hereby Dedicated to the County of Albemarle " (for Public Use). Additionally please add the acreage of Greenway area being dedicated to the County. 4. The conservation area to the east (next to the Rivanna River) must be dedicated using the following language on the plat: "Conservation area hereby dedicated to the County of Albemarle " (for Public Use). Additionally. Please add the acreage of conservation area being dedicated to the County. S. The conservation area to the West (by State Route 29) needs to have language that reads: "Conservation Area reserved for dedication upon demand by the County ". This will help us avoid the need to grant temporary construction easements i.e. we will avoid giving permission for construction on publicly owned land. Please add/include the acreage of conservation area to be dedicated on the plat.
