SUB201000167 - Barracks West Townhouses - Prelim.
The Planner for the Current Development Division of the Albemarle County Department of Community
Development will recommend approval of the plat referred to above when the following items have been
satisfactorily addressed. (The following comments are those that have been identified at this time.
Additional comments or conditions may be added or eliminated based on further review.) [Each comment
is preceded by the applicable reference to the Albemarle County Code.]
1. [14- 302(A)(8)] Provide approximate area and dimensions of each proposed lot
including open space and residue if any.
2. [14- 302(B)(7)] Note that this property is not located within an agricultural/forestal
district. Note that the property is located within the South Fork Rivanna Reservoir
Watershed.
3. [14- 302(B)(8)] Note all yard setbacks including the yard setbacks established by
VA201100001. Please be aware that the block notation on the variance and on the
subdivision plat are different.
4. [14- 302(B)(10)] Note the location of the stream buffer near Block G. Add the
following note to the plat "The stream buffer(s) shown hereon shall be managed in
accordance with the Albemarle County Water Protection Ordinance."
5. [14- 302(B)(403)] Note that Block G is not required to have frontage as established
by VA201100001. Please be aware that the block notation on the variance and on
the subdivision plat are different.
6. [14 -306] Submit the required information for a private street request as required by
Section 14 -232. This must also include submittal of the information required by
Section 14 -234.
While not required we request that you connect the private streets in front of the unit noted as
#2657.
Final tentative approval from this department will be subject to the following conditions: [These
conditions are those which have been identified at this time. Conditions may be added or
eliminated based on additional review.]
1. [14 -303] A plat meeting all of the content requirements of the ordinance.
2. [ 14 -317] Approval of maintenance agreements for the private streets and open
space.
