TJF Reality LLC 22 February 2011 4 March 2011 Max Greene WP0201100011 [fax 434 - 295 -21051 [fax Unknown] The Water Protection Plan for The Restoration of Montalto submitted on 22 February 2011 has received Engineering review. The submittal cannot be approved as submitted. The following items will be adequately addressed prior to final approval: 1. Std. & Spec 3.09 (Temporary Diversion Dike) appear to exceed the allowable drainage area for these applications. http: / /www.dcr.vir ig nia.,gov /soil_ and_ water /documents /Chapter %203 %20 - %203.09.pdf 2. Std. & Spec. 3.04 (Straw Bale Barriers) does not appear to meet the "Conditions where Practice applies" and is not normally utilized in Albemarle County due to soils types and topography resulting in failures. http: / /www.dcr.vir ig nia.gov /soil_ and_ water /documents /Chapter %203 %20 - %203.04.pdf 3. Std. & Spec. 3.05 (Silt Fence) does not filter storm flows when installed down a slope. Please show silt fence along a single grade elevation in order to force the sediment -laden water through the measure and minimizing end -run erosion. All other conditions will apply. http://www.dcr.virainia.aov/soil and water / documents /Ch4pter %203 %20- %203.05.pdf This office recommends retaining walls instead of graded slopes in order to reduce the area of disturbance and risk of erosion. Stone retaining walls would reflect the historic nature of the site and reduce the risk of soil protection failure. Once these comments have been addressed, please submit 2 copies of the revised plans, calculations, and narratives to Current Development Engineering.
