We have been doing the variation review, knowing the request would be forthcoming. As we have done the review, we have some questions and concerns. The biggest concern, as you probably know, is the alley that faces Belvedere Circle. We know there are grade issues, but we would like to discuss this design with you further. Is the on- street parking at this location essential? A walkway is needed between units fronting on Belvedere Circle — to line up with a walkway in the Reserve across Belvedere Circle. Is 6.2 acres of open space provided in Block 2? We also wonder whether an opportunity is being left open at the property line with the Brown's for an alley to serve two rows of townhouses. I know this project is scheduled to go to Site Review next week. We can't approve the variation as shown on the site plan right now, but, we'd like to work with you to find a design that can be approved. I've talked to Summer and she recommends that you shoot her (and Bill Fritz) an email asking to defer. We'll forward any comments we get from reviewers, regardless. [You may or may not know that tomorrow is Summer's last day with Albemarle County. She is going to the PDC to head up a comprehensive planning effort between the City and County.] I'd be glad to meet with you to discuss these things tomorrow afternoon or on Monday at 3 p.m. during a preapp time.
