Context/Visibility The Snow's Storage Yard South development consists of two rows of contractor buildings, each with a fenced yard, with the rows running more or less parallel to the Avon Street EC. The buildings are spaced relatively close together. Consequently, the side elevations (except for the northernmost and southernmost buildings) have somewhat limited visibility. The eastern row of buildings also has reduced visibility given its location, although the northernmost building is visible to southbound traffic across the nursery property, and glimpses of the other buildings are available between the buildings of the western row. The property owner would like to revise the Comprehensive Sign Review Criteria to accommodate the applicant. In the table below, proposed additions to the criteria are highlighted yellow, and proposed eliminations are struck - through. COLOR Awning color shall be limited to Blue Pantone 301 with white letters, or black with white letters. Awnings shall have a white trim along the bottom of the valance. LETTER HEIGHT Letters shall be located only on the valance of the awning and shall not exceed 12" in height. ILLUMINATION None. This form outlines the specific design criteria established for signs and awnings at this location. Awnings and panel signs must be coordinated in terms of size, proportion and location. All standard ARB Sign Guidelines also apply. 3 ANALYSIS: This table provides an analysis of how the proposed sign and awning changes meet the EC Guidelines for a Multiple Business Center. Please note that signs located on buildings in the eastern may not be visible from the EC and, therefore, may not be subject to ARB review. Degree of visibility will determine the degree of review for signage proposed on buildings in the eastern row.
