Proposal
To install an awning on the Avon Street side of the building and a sign on the north end of the building.
Context/Visibility
The Snow's Storage Yard South development consists of two rows of contractor buildings, each with a fenced
yard, with the rows running more or less parallel to the Avon Street EC. The buildings are spaced relatively
close together. Consequently, the side elevations (except for the northernmost and southernmost buildings) have
somewhat limited visibility. The eastern row of buildings also has reduced visibility given its location, although
the northernmost building is visible to southbound traffic across the nursery property, and glimpses of the other
buildings are available between the buildings of the western row.

ARB review. Degree of visibility will determine the degree of review for signage proposed on buildings in the eastern row.

coordination for signs in the development.
• Awning: Awnings would help relieve the
large expanses of blank wall and help achieve
a more coordinated composition of solids and
voids for buildings facing the EC. The
placement and colors proposed for the
awnings are also coordinated for the overall
development, but still allow some flexibility
for tenants to choose the length of an awning
for each business. The location of the lettering
is limited to the valance with a maximum
height of 12 ". This requirement, in addition to
limiting the color selection to Blue Pantone
301 or black, with white letters and white
trim, is also anticipated to provide a
coordinated appearance for awnings in the
development.

as another sign type. The EC Sign Guidelines
direct that awning signs should follow the
guidelines for wall signs. Given the improved
appearance awnings could provide these
buildings, and the ability to achieve
coordination through restrictions on color of
awning and trim, and location of lettering, the
addition of this sign type is expected to be
appropriate for this development in this
corridor.

for some flexibility in the length of the

SUMMARY OF RECOMMENDATIONS
Staff recommends the following as the primary points of discussion:
1. The color and various lengths for awnings.
2. The panel sign locations.
Staff recommends approval of the Certificate of Appropriateness for the Aqua Clean awning and panel sign as proposed.
Staff recommends approval of the following revised Comprehensive Sign Criteria for Snow's Storage Yard South.
