Subject: S.P. 2010 -049 and 2010 -050 James Crews — Z2
This review is for both special use permits. I have reviewed this resubmittal and have the following
comments:
1. Revision of the proposed plan to eliminate any structures will be more appropriate for the
FHOD and any potential impact from flooding.
2. Parking — please ask the applicant to provide information about parking needs for the canoe
livery/ boat ramp use. For example, will the boat ramp be open to the public and therefore
that public parking will also need to be accommodated? The ordinance is clear that one space
is required for each camp site as well as adequate parking for buses. Are buses anticipated to
serve any of the proposed uses? If so, please state and show where bus parking will be
available. The existing /proposed parking is within a fenced area. Please ask the applicant to
provide approximate dimensions of this parking area. During peak season, it may be
advisable to have an overflow parking area. Please ask the applicant to propose an area for
overflow parking.
3. Consideration of conditions for approval:
a. As we've discussed, I'm not certain how to achieve this but would like to put the
applicant on notice that the portajohns should be removed prior to any major flood
event that will inundate the area in which they are located.
b. The proposed quiet time of 9 pm to 7:30 a.m. should be a condition of approval. (See
wording for KOA Campground.)
c. The fact that they will prohibit alcohol consumption on campground property could also
be a condition of approval. Please keep in mind they are not proposing the same
limitation for the canoe livery.
d. They are proposing no tree removal based on the existing tree line. This could be a
condition, but should include wording that would allow tree removal if necessary to
meet Zoning Ordinance or state agency approvals.
