I am also attaching the illustration you provided with the email. The Planning Director has authorized me to approve these variations because: .1) The variations are consistent with the goals and objectives of the comprehensive plan. The proposed variations support the Neighborhood Model in adding additional open space which can serve as an amenity. 2) The variations do not increase the approved development density or intensity of.development. The density in Block 4A lots A - K will not change. 3) The variations do not adversely affect the timing and phasing of development of any other development in the zoning district. The variations will not adversely affect the timing and phasing of development or any other development in the zoning district. 4) The variations do not require a special use permit. The variations do not require a special use permit. 5) The variations are in general accord with the purpose and intent of the.approved rezoning application. The approved rezoning application provides for amenity areas and this open space acts as an additional amenity. In addition, spatial enclosure is not affected because of the location of the Village Green. Also, an 8' range for build -to lines is typical throughout Belvedere. Please feel free to contact me if you have questions or need additional information. Sincerely, Elaine K. As you will see we now show the lot lines extending to the r /w. I also now show an easement over the fronts of the lots for open space rather than a separate parcel of open space. The front build -to lines (B.T.L.) are 36' and 44' (an 8' range which is typical throughout Belvedere). The side B.T.L.'s, 8' to 16', and the rear setback, 10', are the regular setbacks as outlined in the Belvedere code of development. Does this look like what you have in mind for the variation? Please let us know as soon as possible as the revision deadline is Monday the 14th and it's going to be a challenge for us to have the plan ready to go back in by then. Thanks!
