The engineering analysis of the request follows: Description of critical slope area and proposed disturbance: This is an existing member based swimming facility next to a drinking water shed stream. The critical slope disturbance is for the installation of a 2" septic discharge line to a new drain field location. The proposed drain field location is out of the stream buffer. Current type and location of septic treatment is unknown at this time. Areas Acres Total site 13.2 acres approximately Critical slopes 1.6 ,of site Critical slopes disturbed .04 12.4% of critical slopes Exemptions to critical slopes waivers for driveways, roads, and utilities without reasonable alternative locations: This disturbance is not exempt as shown. Two alternative routes exist to the proposed drain field area. One is a perpendicular critical slope crossing and the other follows the existing access way. The existing access way is also in the stream buffer, so the perpendicular critical slope crossing appears the best choice. Compliance with Zoning Ordinance 18 -4.2: "movement of soil and rock" Proper slope construction, control of drainage, and vegetative stabilization will prevent any movement of soil. "excessive stormwater runoff' Stormwater runoff will be reduced in this area, as the slopes drain into the pool area. "siltation" Inspection and bonding by the County will ensure siltation control during construction. Proper stabilization and maintenance will ensure long -term stability. "loss of aesthetic resource" This area is not visible from the roads and houses in the neighborhood. These slopes appear natural and will not be changed by the pipe installation. "septic effluent" This neighborhood is not serviced by public sewer. Based on the review above, there are no engineering concerns which prohibit the disturbance of the critical Albemarle County Community Development Engineering Review comments Page 2 of 2 slopes, but recommend a perpendicular slope crossing to minimize disturbance. Recommend utilizing disturbance to replace the existing walking trail from the upper parking area to the pool area with steps.
