(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.7.9] Provide a landscape plan in accordance with this section that includes all required landscaping for the parking lot, including screening. Revl: Comment not addressed. See following sections for specific comments. a. [32.7.9.7 (a)] The street trees need to be along the public street frontage, within 10 feet of the street right of way. Revise to meet this requirement. Also, additional street trees are needed to be provided for the full length of the road frontage. b. [32.7.9.5] In general the shrubs are not scaled correctly. They should be shown at full size, not size at planting. The shrubs shown grow much larger and wider than indicated, and should be shown this way. Revise all the shrubs and planting to show full growth. c. [32.7.9.7 (c)] Low street shrubs are required between the street and the parking lot, so that the parking is screened from the public street. The shrubs shown do not meet this requirement, more are needed for screening. The requirement is that they be planted 5 feet on center, however if a larger shrub is chosen, this can be changed, just need to be certain that adequate screening is provided. d. [32.7.9] Show the lighting fixtures on the Landscape Plan to ensure there are no conflicts with the proposed landscaping. 2. [32.5.6 (i)] Provide the street names, state route numbers, right -of -way lines and widths, centerline radii, and pavement widths for all existing streets. Provide this information on all sheet depicting the existing road. Revl: Comment not addressed. This information also needs to be included on the Landscape Plan. 3. [32.6.6 0)] If new lighting is proposed, provide a lighting plan, and include all information for the type of light (which must be full cut off if 3,000 lumens or more), and any and all cut sheets must be on the plan. Revl: Comment not addressed. The cut sheets must be on the plan, not as a separate document. Also, the lighting plan needs to be a part of the whole set, not separated from the plan set, and be included in the table of contents. 4. [32.5.6 (n)] Provide the material type for the sidewalks. Revl: Comment addressed. Please contact Megan Yaniglos at the Department of Community Development 296 -5832 ext. 3004 for further information.
