The County of Albemarle Division of Current Development will grant or recommend approval of the boundary
line adjustment plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
[ 14- 302(A)9] Building sites on proposed lots. The location, area and dimensions of a building site on each
proposed lot complying with the requirements of section 4.2 of the zoning ordinance. The plat shall also
contain the following note: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each
contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance. "Add a
note to indicate that the new parcel will have a building site that complies with the requirements of section
4.2 of the Zoning? Ordinance.
2. [14- 302(A)10] Right offurther division ofproposed lots. The number of lots, as assigned by the subdivider,
into which each proposed lot may be further divided by right pursuant to section 10.3.1 of the zoning
ordinance, if applicable. The plat shall also contain the following note: "Parcel [letter or number] is
assigned [number] development rights and may /may not be further divided and when further divided
these rights shall not comprise more than [number] acres. The residue of Tax Map /Parcel [numbers]
is retaining [number] development rights and when further divided it shall not consist of more than
[number] acres." Please revise note # 6 to read as indicated above. I looked at the 1979 tax map and parcels
online and TMP 8 -17A1 and TMP 8 -17A look exactly, any were in 1979. TMP 8 -50A did not exist then.
Please refer to the plat that created TMP 8 -50A for assignment of development rights. These development
rights will be contained within the new lot that is a result of this boundary line adjustment. The combined
total of these development rights (for TMP 8 -17A1, TMP 8 -17A and TMP 8 -50A) and their use within the
original parcels needs to be reflected on this plat.
[14- 302(A)l5] Identification of all owners and certain interest holders. The names and addresses of each
owner of record and holders of any easements affecting the property. Please add the names and addresses of
each owner of record on the plat.
4. Tax Map and Parcel 8 -50A does not match our GIS records. Per our GIS web, TMP 8 -50A is 16.07 Acres
and not 13.883 acres.
