Subject: SUB - 201100037- 4F LLC- Earlysville Business Park- Preliminary Plat
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14- 302(A)(3)] Existing or platted streets. Drillers Lane needs to be platted and recorded
and dedicated to public use.
2. [14 -302 (A)(12)] Topography. Provide topography in accordance with this section.
3. [14 -302 (B)(5)] Zoning classification. The zoning for this parcel is Light Industrial (LI)
revise to state the correct zoning.
4. [14- 302(A)(7)] Reservoir watershed; agricultural forestal district. Indicate with a
notation whether or not the parcel is in a reservoir watershed or agricultural forestall
district. It is not located in an agricultural- forestal district, but is located in the South Fork
Rivanna Reservoir Watershed.
5. [14 -306] Private street information. This request requires private street approval for the
30 foot access easement. Provide the required information from sections 14 -232, 14 -233,
and 14 -234 (A).
6. [14 -412 (B)] Standards for private streets serving non - residential uses. Design the
proposed private street in accordance with this section.
For Final Plat Approval
1. [ 14 -303 (E)] Dimension standards and information on all lots, streets, alley,
easements, and shared driveways. Provide the dimensions and all information for the
access easement /private street. How far into the property does it go? Is there a turn
around?
2. [14 -303 (R)] Parent parcel access. Provide the following not on the plat: "All
subsequent division of the residue shall enter only onto such street(s) shown on the
approved final plat and shall have no immediate access onto to any public street."
3. [14- 303(5)] Control points. Provide at least four (4) control points, evenly distributed
across the property and located at survey property corners, and shown on each sheet
depicting the property. At the option of the subdivider, the control points may be
shown on a copy of the final plat, rather than on the original final plat.
4. [ 14 -212 (C); 14 -316] Approval of entrance on public streets. VDOT approval is
required. Provide a statement from VDOT granting their approval.
5. [14- 308.1] Groundwater assessment information. Provide the proper fee for the
groundwater assessment. Contact Community Development front desk for the fee
amount.
6. [14 -309; 14 -310] Soil evaluations; Health Director approval of wells and /or septic
systems. Provide the results of percolation tests or other methods of soil evaluation
used to determine the suitability of the soil for septic systems with conventional drain
fields. These results shall be forwarded by the agent to the health director for review
and approval.
7. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a
private street maintenance agreement for the 30 foot access easement.
