Subject: SDP201100009 Belvedere Town Center- Preliminary Site Plan
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [Proffer #3] Provide a chart that shows the updated Open Space that indicates that with
the variation(s) that have been approved that the open space is still meeting the 25%
requirement.
2. [Code of Development; Page 16] Note that any use for non - residential must be one of the
uses outlined on the chart in the Code of Development.
3. [Code of Development; Page 6] The maximum allowed number of townhouses for this
Block is 18. Revise to meet this requirement or request a variation.
4. [Code of Development; Page 36] Show the setbacks for the mixed use buildings fronting
on Belvedere Boulevard.
5. [Chapter 18 Section 4.16.2.11 The size requirement for a tot lot is 2,000 square feet.
Revise to meet this requirement.
6. [Code of Development; Page 36] Provide with a notation that the maximum height for
commercial buildings in this block is 50 feet.
7. [32.5.6 (b)] Zoning is currently reviewing the shared parking request.
8. [32.5.6 (n)] Show /note the location, dimension, and materials for the proposed retaining
walls.
9. [Code of Development; Page 361 The townhouses that front onto Belvedere Circle do not
meet the build to lines or setbacks. Request a variation for this block of townhouses.
