[14- 302(A)3] Existing or platted streets. The location, width and names of all existing or platted streets and all other rights -of -way. Add the width of State Route 662 and State Route 665 to the plat. 2. [14 -302 (A) 4] Private easements. The location and dimensions of all existing and proposed-private easements. Existing easements shall be labeled with the deed book and page number and the name of the owner of record. Add the deed book and page number for the 30 -foot access easement shown on the plat. The access easement was created by family division and may have a maintenance agreement. [14 -302 (A)10]Right offurther division ofproposed lots. The number of lots, as assigned by the subdivider, into which each proposed lot may be further divided by right pursuant to section 10.3.1 of the zoning ordinance, if applicable. The plat shall also contain the following note: "Parcel [letter or number] is assigned [number] development rights and may /may not be further divided and when further divided these rights shall not comprise more than [number] acres. The residue of Tax Map /Parcel [numbers] is retaining [number] development rights and when further divided it shall not consist of more _than [number] acres. "Development rights will be affected with this boundary line adjustment. Please find the plat that created TMP30 -36C. The development rights that were within this parcel (if any) need to be re- allocated to the other two parcels and/or to the residue. 4. [14- 302.B.10] Stream buffer /Flood Plain. The location of any part of the property within the flood hazard overlay district, as set forth in section 30.3 of the zoning ordinance. Please show the flood plain area on the plat. The stream buffer note is on the plat but the location of the stream buffer is not shown. Please refer to the Albemarle County GIS for reference. Once this comment is addressed, the plat will be ready for County signature. The owner should sign and notarize the plat and turn it in for county signature. 5. [14 -309] Soil evaluations. The subdivider shall submit to the agent with each final plat the results of percolation tests or other-methods of soil evaluation used to determine the suitability of the soil for septic systems with conventional-drain fields, if septic systems are proposed to be used in the development of the subdivision, and the results are requested by the agent. These results shall be forwarded by the agent to the health director. Submit soils work for the 3.47 -acre residue. The soils work will be forwarded to the Health Department. The resultant lot (3.47 acres) is less than 5 acres therefore it requires soil evaluation and health department approval.
