Ritchie) Magisterial District Rio Proposal To install an individual letter wall sign and a panel sign, and revise the Comprehensive Sign Criteria Context/Visibility The Ritchie Law Firm is located in the southwest corner of the Union Bank and Trust building in a heavily developed area of the Entrance Corridor. Both of the proposed walls signs will be highly visible from the Rio Road West EC. ARB Meeting Date May 2, 2011 Staff Contact Eryn Brennan PROJECT HISTORY DATE APPLICATION/REVIEW RESULT 1/19/2005 ARB- 2004 -153 The ARB approved the Comprehensive Sign Review Criteria for the Union Bank and Trust building. The Ensign & Piedmont signs were approved at this time but have since been removed. 3/16/2010 ARB- 2010 -10 The Union Bank signs were administrative) approved. 1/10/2011 ARB- 2011 -5 Application received for a panel sign and staff informed the applicant that Comprehensive Sign Criteria existed for the building. The applicant deferred the application to revise the application to meet the Criteria. On April 18, 2011 the applicant resubmitted a revised sign application for an individual letter wall sign and panel sign and requested the Comprehensive Sign Criteria be amended to allow for a panel sign on the west elevation. DETAILS OF RITCHIE LAW FIRM PROPOSAL The Ritchie Law Firm has moved into the Union Bank and Trust building and wishes to re- install their panel sign at this location. The property owner would like to revise the Comprehensive Sign Review Criteria to accommodate the applicant's panel sign. The individual letter wall sign meets the Comprehensive Sign Review Criteria. In the table below, proposed additions to the criteria are highlighted yellow, and proposed eliminations are struck- through. All standard ARB Sign Guidelines also apply. 3 ANALYSIS: The proposed individual letter wall sign meets the Comprehensive Sign Criteria. The table below provides an analysis of how the proposed panel sign meets the EC Guidelines for a Multiple Business Center.
