Context and Visibility
The Applebee's restaurant is located in the Branchlands planned development. The Fairfield Inn is located
to the south, Food Lion is located to the southeast, Toys -R -Us is located to the northeast across Branchlands
Blvd, and the Wood Grille Buffet is located to the north across Branchlands Blvd. The Applebee's building
is located on the east side of the Route 29 North Entrance Corridor and sits well below the elevation of the
corridor. Despite this difference in elevation, the restaurant is visible from the northbound lane of 29 and at
the intersection with Branchlands Blvd.

Changes to the proposal since the last review include:

• The parapet cap color has been changed back to green — the existing color.
• Downlights over the awnings, uplights in the canopies, and LED lighting in the channel of the tower canopy have been deleted.
• The channel letter sign has been reduced in length.
• An internally illuminated apple logo has been added to the channel letter sign.
ANALYSIS
The ARB action from the April 4, 2011 review included twelve comments on the proposed renovation and signs (Attachment B). The
applicant satisfactorily addressed comments 3 -6 and 8 -12. Those comments, and the applicant's corresponding revisions, do not involve
significant design issues and, therefore, those comments are not included in the following analysis. Comments 1, 2 and 7 have also been
addressed by the applicant. Because those comments comprise major design issues, the applicant's revisions are included in this analysis.

decreases the tendency to view the awnings as signage. Given the
smaller size of the graphic and the level of anticipated visibility from
the EC, the apple graphics are not expected to have a negative impact
on the Route 29 Entrance Corridor, either in the single- or multi -color
versions.

as requested, and the size and placement of the graphic appear to
allow for sufficient clear space around the entire sign, while
maintaining a balanced appearance for the sign in the tower
elevation. The apple measures 201 /a" wide x 271/2" tall. Because it
appears appropriately scaled and integrated with the letters, internal
illumination is not expected to have a negative impact in this
location.
SUMMARY OF RECOMMENDATIONS

Dear Mr. Renoux,
The Albemarle County Architectural Review Board, at its meeting on April 4, 2011, completed a preliminary review of the above -noted request to reface a
pole- mounted cabinet sign; to install new wall signs; to install new window and door awnings with graphics and signs; and to create an entrance "tower"
at the northeast corner of the building with a canopy with signage. The Board offered the following comments for the benefit of the applicant's next
submittal. Please note that the following comments are those that have been identified at this time. Additional comments may be added or eliminated
based on further review and changes to the plan.
1. Reduce the awning size to one that is traditional and revise the awning position so that it has a more traditional relationship to the window. Awnings
shall not overlap or obscure architectural detail.
2. Revise the tower as designed. Provide a design that is fully coordinated with the original building design in material, scale, size, proportion, and
detailing. Stone coordinated with the existing materials is a reasonable approach. A hipped roof or a double -gable would be more in keeping with
the corner condition.
3. Maintain the green color for the parapet cap. If a tower is required, provide a green roof for the tower that matches the green used elsewhere on the
building.
4. Add this note to the site and architectural plans: Mechanical equipment shall not be visible from the Entrance Corridor.
5. Eliminate the downlights over the awnings and the uplights in the entrance canopy. Downlights may be located on the wall between the awnings.
6. Clarify and coordinate the drawings regarding the use of a raceway for the Applebee's letters. If a raceway is proposed, indicate on the drawings
that its color will match the color of the wall to which it is attached.
7. The apple graphic as proposed is not appropriate. A smaller graphic may be acceptable.
8. Awnings shall not overlap or obscure architectural detailing.
9. Limit the Applebee's channel letter sign to 8' in length. Coordinate the architectural and the sign drawings.
10. Eliminate the LED lighting in the channel of the tower canopy.
11. Add this note to the sign drawings: The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of
30 milliamp (ma) neon.
12. Submit the $590 building permit review fee.

Revised drawings addressing the comments listed above are required. Include updated ARB revision dates on each drawing and an ARB approval
signature panel. Please provide a memo including detailed responses indicating how each comment has been addressed. If changes other than those
requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will
facilitate review and approval.
