The Applebee's restaurant is located in the Rivanna Ridge Shopping Center in the Pantops commercial
area. The building is located approximately 60' from the Route 250 East Entrance Corridor, with the front
and both side elevations clearly visible.

Preliminary ARB review of the
proposed renovation and signs
The ARB provided comments for the applicant's next submittal. The action
letter is included as Attachment B to this report.
PROJECT CHANGES
Changes to the proposal since the last review include:
• The awning size has been reduced.
• The size of the apple graphic on the awnings has been reduced.
• Downlights over the awnings, uplights in the canopies, and LED lighting in the channel of the tower canopy have been deleted.
• The channel letter sign has been reduced in length.
• An internally illuminated apple logo has been added to the channel letter sign.
ANALYSIS
The ARB action from the April 4, 2011 review included eleven comments on the proposed renovation and signs (Attachment B). The
applicant satisfactorily addressed comments 2, 3 and 5 -11. Those comments, and the applicant's corresponding revisions, do not involve
significant design issues and, therefore, they are not included in the following analysis. The applicant also addressed comments 1 and 4.
Because those comments comprise major design issues, the applicant's revisions are included in this analysis.

illuminated with LEDs. The letters were reduced in length as requested, and the
size and placement of the graphic appear to allow for sufficient clear space
around the entire sign, while maintaining a balanced appearance for the sign on
the elevation. The apple measures 25" wide x 30' /z" tall. Because it appears
appropriately scaled and integrated with the letters, internal illumination of the
graphic is not expected to have a negative impact in this location.
SUMMARY OF RECOMMENDATIONS
Staff recommends the following as the primary points of discussion:
1. The apple logo over the channel letter sign and its illumination.
2. The apple graphic on the awnings, the multiple colors of the graphics, and the revised size of the graphics.
Staff recommends approval of a Certificate of Appropriateness for the Pantops Applebee's renovation and signs, including the apple
graphics on the awnings, as proposed.

Dear Mr. Renoux,
The Albemarle County Architectural Review Board, at its meeting on April 4, 2011, completed a preliminary review of the above -noted request to install
new wall signs, to install new awnings over windows and doors, and to install a canopy with signage over the main entrance. The Board offered the
following comments for the benefit of the applicant's next submittal. Please note that the following comments are those that have been identified at this
time. Additional comments may be added or eliminated based on further review and changes to the plan.
1. Reduce the awning size to one that is traditional and revise the awning position so that it has a more traditional relationship to the window.
2. Eliminate the uplights at the canopy /trellis.
3. Clarify and coordinate the drawings regarding the use of a raceway for the Applebee's letters. If a raceway is proposed, indicate on the drawings
that its color will match the color of the wall to which it is attached.
4. The apple graphic as proposed is not appropriate. A smaller graphic may be acceptable.
5. Limit the Applebee's channel letter sign to 9'8" in length.
6. Coordinate the architectural and sign drawings.
7. Confirm that the tagline sign is proposed. If it is, provide a to -scale drawing showing the tagline sign on the building, with dimensions. The sign shall
not overlap or obscure architectural detail.
8. Provide dimensions on the drawing for the Neighborhood Grill & Bar sign in the canopy.
9. Eliminate the LED lighting in the channel of the canopy.
10. Add this note to the sign drawings: The level of illumination provided by the LED lights will not exceed the illumination produced by a single stroke of
30 milliamp (ma) neon.
11. Submit the $590 building permit review fee.

Revised drawings addressing the comments listed above are required. Include updated ARB revision dates on each drawing and an ARB approval
signature panel. Please provide a memo including detailed responses indicating how each comment has been addressed. If changes other than those
requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with "clouding" or by other means will
facilitate review and approval.
