Subject: SUB 2011 — 00014 Wickham Pond Phase II Block 1 Final Plat.

The County of Albemarle Division of Current Development will grant or recommend approval of the final
subdivision plat referred to above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14- 302(A)13] Proposed facilities. The location of proposed water and sewer lines and related
improvements; proposed drainage and stormwater management facilities and related improvements. Note
number 16 states that the 20' waterline easements shown shall be centered on the as -built location of all
waterline, hydrants, meters and valves and dedicated to the Albemarle County Service Authority, however,
there are no waterline easements shown on the plat. Please add the waterline easements referred to on the
plat.
2. [14- 303.G] Ownership of common areas. The intended ownership of all common areas. Add the intended
ownership of common areas to the plat.
3. [14- 303.G] Temporary turnarounds. The location of temporary turnarounds, if needed, with the following
accompanying note: "The area on this plat designated as a temporary turnaround will be constructed and
used as other streets in the subdivision until (street name) is /are extended to (street name), at which time the
land in the temporary turnaround area will be abandoned for street purposes and will revert to adjoining
property owners in accordance with specific provisions in their respective deeds." Note #19 on the plat is
not needed. There are no temporary turnarounds shown on the plat. Please revise.
4. [14- 303.5] Control points. At least four (4) control points, evenly distributed across the property and located
at survey property corners, and shown on each sheet depicting the property. At the option of the subdivider,
the control points may be shown on a copy of the final plat, rather than on the original final _plat. Provide
control points on a copy of the final plat or on a separate copy designated for control points only
5. [14 -435] Surety in lieu of completion of on -site improvements. This plat cannot be signed by the county until
all necessary bonds have been posted. Bonds will be required for ESC, SWM, landscaping (buffer), water
and sewer, and road and drainage plans.
6. Comment from E911 Addressing: THE ROAD NAME "HENRY DRIVE" IS NOT AN ACCEPTABLE
ROAD NAME. THE DEVELOPER SHOULD CONTACT THIS OFFICE WITH A LIST OF THREE (3)
