[General Comment] Approved Site Plan Reference. I appreciate the reference to the approved Special Use Permit on the submitted plan. For record keeping purposes, please also reference the approved Site Development Plan that this plan is amending (SDP 200900080). 2. [General Comment] Consistent Proposed Building Size. The square footage for the Phase 1 proposed building is listed as 5,218 SF in the plan notes, however on the plan itself the building is noted as being 5,248 SF. Both square footage numbers are below the limit approved in the Special Use Permit, but the square footage numbers should match. Please revise the square footage for the proposed building, either in the note or on the plan, so that the figures are both the same and accurate. 3. [SP2010 -53 #3] Commercial setback standards, as set forth in Section 21.7.2 of the Albemarle Zoning Ordinance, shall be maintained adjacent to properties zoned Rural Areas. This Section is now 21.7.b (updated 1/14/09) and reads as follows Adjacent to residential and rural areas districts. No portion of an structure, excluding signs, shall be located closer than fifty (50) feet to any residential or rural areas district. No off - street parking or loading space shall be located closer than twenty (20) feet to any residential or rural areas district.' Please revise your setbacks adjacent to properties zoned Rural Areas to reflect the requirements outlined in the above referenced Section of the Zoning Ordinance. After all approvals have been received the amended site plan may be signed. For signing you will need to submit one (1) Mylar and three (3) paper copies of the site plan. For future reference, please be advised that the limits of disturbance should encompass all erosion and sediment control measures, including parking /staging areas and should allow enough room for the construction equipments to access all necessary areas. All these issues should be addressed once an Erosion and Sediment Control plan is submitted.
