The Site Review Committee has reviewed the development proposal referenced above. Preliminary comments for
the following divisions of the Department of Community Development and other agencies, as applicable, are
attached:

Albemarle .County Division of Inspections (Building Official)
Virginia Department of Transportation (VDOT)
Albemarle County Service Authority (ACSA)
Albemarle County Geographic and Data Services (GDS)
Albemarle County Fire and Rescue
Comments reflect information available at the time the development proposal was reviewed, and should not be
considered final. However, the Site Review Committee has attempted to identify all issues that could affect approval
of the.proposed project.
Please make the revisions that have been identified as necessary for preliminary approval by the Site Review
Committee. If you choose not to make the requested revisions, please submit in writing justification for not
incorporating such revisions. Submit (8) full size copies and one 11 x 17 copy to the Department of Community
Development including responses to each of the attached comments of the Site Review Committee by Monday June
20, 2011. Failure to submit this information by this date will result in suspension of the review schedule. Review
will resume when revisions are submitted along with a reinstatement fee of $65.

The County of Albemarle Division of Current Development will grant or recommend approval of the
preliminary plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. The proposed lot does not match what is shown on the Leake rezoning application plan. Three (3) lots and a
cul -de -sac are shown on the approved rezoning plan. Please request a variation from the approved
application plan. The Planning Department will review your variation application.
2. [14- 302(A)5] Public easements: The location and dimensions of all existing and proposed public easements
outside of a street right -of -way. Existing easements shall be labeled with the applicable deed book and page
number. There is common area located on the proposed lot per deed book 2422 P469 -485 (TMP.93A4-
3. [[114- 302.A.13] Proposed facilities. The location of proposed water and sewer lines and related
improvements; proposed drainage and stormwater management facilities and related improvements. This lot
is in the jurisdictional area for water and sewer. Please show proposed water and sewer lines and related
improvements.
4. Please include a running tally of the number of lots in the Leake section of Glenmore. The rezoning
approved 110 residential lots for this area. Refer to ZMA 2006 -16 for guidance.
5. ZMA 2006 -00016 Glenmore, Section K2, Leake Property proffers must be satisfied before final plat'
approval is granted.

Subject: SUB - 2011 -00057 Glenmore Farringdon Culdesac Lot- Preliminary Plat
The preliminary plat for the 5 acre lot off of Farringdon Road, received 16 May 2011, has been reviewed.
Engineering can recommend approval to the plat after the following comments are addressed.
1. The proposed lot is in an area where 3 lots and a culdesac were shown on the approved rezoning
plan. In order to plat one large lot in this area, a variation from the Planning Department will
likely be needed.
2. This lot is within the jurisdictional area for water and sewer. Please show all existing and
proposed utility lines with their existing or proposed easements. [14 -302.5 and 14- 302.13]
3. The topography used in this plat must be at a contour interval no larger than the contour interval
available from the county. The county possesses topography with contour intervals of 4ft, so this
plat must show 4ft contour intervals. [14- 302.12]
4. Please identify the date of the topographic survey. [14- 302.12]
5. An Erosion and Sediment control plan is currently active in the area. The plan includes the
building site within the limits of disturbance. However, if a sanitary sewer line is needed in order
for this lot to be constructed, an amendment to the ESC plan (WPO- 2008 - 00036) will be
necessary. If the existing ESC plan is close to bond release at the time the sanitary sewer line plan
is being prepared, an amendment may not be accepted and a new application will need to be
submitted so the first application can be terminated.
6. Because the previously approved road construction plan (WPO- 2008 - 00036) removed
approximately the equivalent amount of imperviousness that will be constructed for this lot, no
stormwater management will be required for this lot. If this lot is ever subdivided so that it
matches the approved rezoning plan, a stormwater facility will likely be needed at the end of the
culdesac.

Will this site be requiring public water and sewer?
The Albemarle County Service Authority (ACSA) has no technical comments on the
SUB being reviewed. Engineering comments are usually reserved for the site plan review
stage. Subdivision plats should correctly show ownership of properties and existing
easements. Recordation of new easements should occur before dedication to and acceptance
by the ACSA.
The ACSA can review the proposed subdivision plat and determine if it is included
in the jurisdictional area for water and /or sewer service. Water and /or sewer connections
to the ACSA system are allotted on a first come, first served basis at the time
connection fees are paid. The ACSA does not reserve capacity in its system for a specific
project.
