Subject: Dunlora Forest (SDP201100033)
The preliminary site plan has been reviewed.
1. All topography should be at least visually field verified by the designer within the
last year [18- 32.6.6, 14 -302, Policy for date]
2. SWM basin appears to include a large off site spring fed drainage area. The site
Stormwater protection would be better served by moving the basin to avoid the
unnecessary off -site drainage area due to dilution and possible flushing of captured
environmental contaminants.
a. County engineer recommends moving the SWM structure out of the 100'
buffer.
3. Stormwater discharge onto critical slopes is not acceptable. Please show the
stormwater conveyance continued at least beyond the critical slopes but preferable
into the basin directly.
4. The inlet structure into the basin does not appear adequate to capture and convey the
10 -year storm event into the basin. Please show an adequate sump area to capture
and convey the 10 -year storm event.
5. Please show provisions and easements for drainage across 3 or more lots. Dense
development where fencing, decking, etc is expected should provide yard inlets and
pipes rather than ditches. Narrower easements for private yard drains may be
acceptable and will be reviewed for adequacy.
6. End of townhouse road above tennis court does not appear safe. Please show what
will stop vehicles from continuing down slope.
7. The townhouse road appears over the 10% allowed for travel ways.
8. Maximum of 6% grades in turnarounds is required.
9. Turnaround does not appear to meet the minimum design per Albemarle County
Design Standards Manual.

10. 100' stream buffer is more extensive than shown. Please update the 100' stream
buffer to match the County GIS information.
11. Please extend the road connection to the north property line. [14- 409.B]
12. Please label curbs radii at all intersections and turnarounds.
13. Signs for traffic control shown and labeled: speed limit on all streets, stop signs at all
intersections

Numbering Ordinance and Manual] cannot be on same post as VDOT signage.
15. Please show unobstructed sight distance lines at entrances, less than 10' x Speed
Limit of intersected streets, measured from a point 10' off the edge of pavement of
the intersected street.
16. Please show safety railing for retaining walls over 4' high (building permit may be
more strict) [Policy]
17. Temporary off -site grading easements may be required for areas of grading shown
within 10 feet of adjacent property lines.
Additional comments may be forthcoming due to requested changes to the site plan. All requirements of
County Code chapter 18 -32 and the County Design Standards Manual are required prior to final approval.
