Subject: SUB - 2011 -00057 Glenmore Farringdon Culdesac Lot- Preliminary Plat
The preliminary plat for the 5 acre lot off of Farringdon Road, received 16 May 2011, has been reviewed.
Engineering can recommend approval to the plat after the following comments are addressed.
1. The proposed lot is in an area where 3 lots and a culdesac were shown on the approved rezoning
plan. In order to plat one large lot in this area, a variation from the Planning Department will
likely be needed.
2. This lot is within the jurisdictional area for water and sewer. Please show all existing and
proposed utility lines with their existing or proposed easements. [14 -302.5 and 14- 302.13]
3. The topography used in this plat must be at a contour interval no larger than the contour interval
available from the county. The county possesses topography with contour intervals of 4ft, so this
plat must show 4ft contour intervals. [14- 302.12]
4. Please identify the date of the topographic survey. [14- 302.12]
5. An Erosion and Sediment control plan is currently active in the area. The plan includes the
building site within the limits of disturbance. However, if a sanitary sewer line is needed in order
for this lot to be constructed, an amendment to the ESC plan (WPO- 2008 - 00036) will be
necessary. If the existing ESC plan is close to bond release at the time the sanitary sewer line plan
is being prepared, an amendment may not be accepted and a new application will need to be
submitted so the first application can be terminated.
6. Because the previously approved road construction plan (WPO- 2008 - 00036) removed
approximately the equivalent amount of imperviousness that will be constructed for this lot, no
stormwater management will be required for this lot. If this lot is ever subdivided so that it
matches the approved rezoning plan, a stormwater facility will likely be needed at the end of the
culdesac.
