Subject: SUB 2011— 00062 James Property BLA
The County of Albemarle Division of Current Development will grant or recommend approval of the boundary
line adjustment plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise
specified.]
1. [14- 302(A)(10)] Right of further division of proposed lots. Please add the following note to the plat: "Parcel
[letter or number] is assigned [number] development rights and may /may not be further divided and when
further divided these rights shall not comprise more than [number] acres. The residue of Tax Map /Parcel
[numbers] is retaining [number] development rights and when further divided it shall not consist of more than
[number] acres."
2. [14- 302(8)(5)] Zoning classification. Add FH (Flood Hazard Overlay) and SS (Scenic Stream Overlay) to
the zoning classification information for TMP 25 -22.
3. [14- 302(8)(6)] Tax map and parcel number. Please verify the correct TMP for each subject parcel and the
adjacent parcels. It appears the Tax Map is 25 versus 25 -A, but your research may show something
different.
4. [14- 302(8)(10)] Stream buffers. Confirm that no stream buffer exists along the south /southeastern
boundary line of TMP 25 -22. County GIS information shows the presence of stream buffer protection area
in that location in addition to what is shown on this plat, but survey data may not.
5. [14- 303(E)] Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. If the 20' access easement will serve as a shared driveway, a note should be added to the plat
stating that maintenance shall be by the owners of the lots affected by the shared driveway easement, not
by the Virginia Department of Transportation or the county.
