SDP201100033 Dunlora Forest- Preliminary Site Plan
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [32.5.6(c)] If phasing is planned, show the phase lines and proposed timing of
development.
2. [32.5.6(f)] Indicate with a notation whether or not the site is located within a reservoir
watershed. It is in the Upper Rivanna River Watershed.
3. [32.5.6(1)] Is the access easement proposed to be a private road? If so, a private street
waiver will need to be applied for with the subdivision plat per section 14 -233 and 14-
234 of the subdivision ordinance.
4. [32.5.6(m)] Show the distance to the centerline of the nearest existing street intersection
with the centerline of the proposed entrances.
5. [32.5.6(0)] Indicate the ownership of the proposed open space. Will it be dedicated to the
county or owned and maintained by a home owner's association?
6. [32.5.6(p)] Separate the canopy required for density bonus (5 %) from the overall tree
canopy (20 %) required. The bonus factor density cannot be the same as the overall
required tree canopy for residential uses.
7. [32.5.6(P)] A full landscape plan is not required for preliminary site plans. However, if
you would like a review, provide the landscape plan at the same scale as the other
drawings.
