Subject: SUB 2011 -00064 Shiflett /Gibson @ Indian Springs BLA
The County of Albemarle Division of Current Development will grant or recommend approval of the boundary
line adjustment plat referenced above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise
specified.]
1. [14- 302(A)(4)] Private easements. Please note the 10' Utility and Drainage Easements reserved by the
developer along all lot lines, as noted on the original Indian Springs subdivision plat.
2. [14- 302(A)(10)] Right of further division of proposed lots. Revise the note concerning development rights
to match the following standard note: "Parcel [letter or number] is assigned [number] development rights and
may /may not be further divided and when further divided these rights shall not comprise more than [number]
acres. The residue of Tax Map /Parcel [numbers] is retaining [number] development rights and when further
divided it shall not consist of more than [number] acres."
3. [14- 302(8)(2)] Name of Plat preparer. Please add the name and seal of the plat preparer.
4. [14- 302(8)(7)] Reservoir watershed, agricultural- forestal district. Revise the note pertaining to the
watershed to read: `These properties lie within the Beaverdam Creek /North Fork Rivanna River Water
Supply Protection Area.' Also add a note that reads: `These properties do not lie within an agricultural -
forestal district.'
5. [14- 302(8)(10)] Stream buffers. All stream buffers within a water supply protection area should be one
hundred (100) feet on each side of a perennial or intermittent stream [17- 317(8)]. Some of the buffers on
the plat are indicated at 50', please revise accordingly. Also add the following note: 'The stream buffer(s)
shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance.'
6. [14- 303(C)] Boundary Lines. It appears the dimension on the south /southwestern property line that reads
347.58' is incorrect. Please verify and revise this boundary dimension.
