The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [14- 302(A)(3)] Existing or platted streets. Provide the deed book and page number for all
streets.
2. [14- 302(B)(5)] Zoning classification. Provide the zoning for the property.
3. [14- 303(H)] Monuments. Provide the location and material of all permanent reference
monuments.
4. [14 -303 (S)] Control points. Provide four control points as required by this section.
5. [14- 303(G)] Ownership of common areas. Provide the intended ownership of all of the
common areas /green mall.
6. [14 -317] Instrument evidencing maintenance of certain improvements. Provide a private
street maintenance agreement for review and approval by the County Attorney for the
proposed private street.
7. [ 14 -400] Minimum lot requirements. Provide with a notation the required setbacks per the
Code of Development for this block.
8. [14 -422] Sidewalks and planting strips. Sidewalks and planting strips are required on
both sides of each new street within a subdivision creating lots for single family detached
and single family attached dwellings in the development areas. Provide street trees and
sidewalks in accordance with this section of the ordinance either on this plat, or on the
road plans.
9. [Code of Development Page 30] Zoning regulations. Since this is now a single family
residential block and not mixed use, the lots need to meet the requirements for single
family. Lots 16, 17, 30, 29, 28, 18, 24, 25, 26, and 27 do not meet the minimum lot size
of 4000 square feet. Revise to meet this requirement or provide a building that would
make the lot mixed use.
10. [Code of Development Page 30] Zoning regulations. Provide the maximum lot coverage
information on the plat. Maximum lot coverage for singe family is 60 %.
