RE: SDP 2011— 43 Re- Store'n Station - Final
Dear Mr. Perkins
I have reviewed the most recent submittal. The following items must be addressed in order for Current
Development Planner approval to be granted. For your use I have included a reference to the applicable
section of Chapter 18 of the Code of Albemarle for each comment.
1. Provide a detail for the "screening fence ". [32.6.6 and 32.5.6n]
2. Provide a detail for the "privacy fence ". [32.6.6 and 32.5.6n]
3. Provide wheel stops for the four parking spaces adjacent to the loading space. [4.12.15f and
4.12.16e]
4. I have spoken with Joel DeNunzio at the Virginia Department of Transportation. He has
requested revisions to the notation regarding the access to adjacent properties. Based on our
conversation the following new language has been developed, "Property owner(s) agree to
convey a 25 foot wide access easement subject to a maintenance agreement approved by the
County of Albemarle to insure maintenance of all improvements with the easement. The
owner(s) of Tax Map 55B, Parcel 1 shall not be responsible for maintenance of areas A and B.
Those properties having access to area C shall jointly maintain area C. Maintenance
responsibility of Area C shall be based on predicted usage." Area A is that area running parallel
to Route 250 from the entrance to the eastern property line. Area B is that area running parallel to
Route 250 from the entrance to the western property line. Area C is the entrance area. Please
amend the easement note on the various sheets and label Areas A, B and C. [32.7.2.1 and 32.7.3]
5. The landscaping does not satisfy condition 1 of the Planning Commission approval of May 10,
2011. That condition requires the landscaping to be as shown on the December 6, 2009 plan. I
have attached a copy of the landscape plan from December 6, 2009. The condition does allow for
adjustment of the landscaping based on the action of the Architectural Review Board (ARB).

6. Please note the location of all trees of 6 inch caliper or greater along the southern property line
within 150 feet of the southwest border and include a conservation plan for those trees or note
that no trees of 6 inch caliper or greater exist in that area. [32.4.3.1 and 32.4.3.7]
To date I have received approval from only the Building Official. No other comments are available at
this time. As I receive comments, I will forward them to you. Please be aware that I have received no
information to forward to the Health Department in order to receive their approval. If you have submitted
directly to them, please provide me a copy of any information you submitted. The Health Department
will not review any information without a request from the County for the review to occur. If you have
not submitted information to the Health Department just submit the information to me and I will forward
it to them along with a request for review.
