The County of Albemarle Division of Current Development will grant or recommend approval of the Final Plat
referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 302(a)l l] Instrument creating property proposed for subdivision. The deed book and page number
of the instrument whereby the property was created, as recorded in the office of the clerk of the circuit court
of the county. The deed book and page reference on Sheet 1 doesn't reference this parcel: perhaps it is a
typo and should read `D.B 2744 -434', as indicated with the north point on Sheet 2.
2. [14 -309 & 14 -310] Soil evaluations & Health director approval of septic systems. The subdivider shall
submit to the agent with each final plat the results of percolation tests or other methods of soil evaluation
used to determine the suitability of the soil for septic systems with conventional drain fields, if septic systems
are proposed to be used in the development of the subdivision, and the results are requested by the agent.
These results shall be forwarded by the agent to the health director. [310] A final plat shall not be approved
if septic systems are proposed for the subdivision until written approval has been received from the health
director by the agent. Please provide soils evaluations or documentation of Health Department approvals
for Parcel A and T.M. 28 -31. If necessary, the soils evaluations will be forwarded to the health department
for review and approval.
3. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final
plat, evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto
any existing or proposed public street complies with Virginia Department of Transportation standards.
Please provide VDOT approval of the proposed entrances.
