Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.] 1. [Comment] For record keeping purposes, please clarify that this application is a Minor Site Plan Amendment by revising the `Amended Site Plan' language on each sheet to read `Minor Site Plan Amendment'. 2. [Comment] For record keeping purposes, please reference the approved Site Development Plan that this plan is amending (SDP 199400016). 3. [32.5.6(a)] Add the following: owner, zoning, tax map and parcel number, and present use of all adjacent parcels. 4. [32.5.6(b)] Provide the following: the square footage of paved parking and vehicular circulation areas, either on the Cover Sheet or the Site Plan. 5. [4.12.15(f)] As indicated on the previously approved site plan, please provide raised traffic islands at the ends of the parking rows adjacent to each side of the entrance. 6. [32.5.6(d)] Indicate more clearly the areas where existing slopes are twenty -five percent or greater. 7. [32.5.6(i)] Show the width of the entrance into the site. 8. [32.5.6(k)] Provide the conceptual layout for water facilities to the new building addition. 9. [32.5.6(m)] Show the distance to the centerline of the nearest existing street intersection from the ingress /egress to the property. 10. [32.5.6(n)] Provide the dimensions of all existing and proposed improvements including: walkways; parking lots and other paved areas; together with the proposed paving material types for all walks, parking lots, and driveways. 11. [32.6.6(b)] Differentiate the proposed grading more clearly from the `old' proposed grading, and label new contour lines. 12. [32.6.6(g)] Provide the method of computation for determining the number of parking spaces required. 13. [32.6.6(i)] Provide a landscape plan in conformance with section 32.7.9. • It looks as if the existing landscape meets most of the section 32.7.9 requirements except for section 32.7.9.7(b) (Interior parking lot landscaping). As mentioned above, please provide the square footage of the paved parking and vehicular circulation areas, and then show a calculation demonstrating that 5% is provided in interior landscaped areas (the current islands should meet this standard, the calculation just needs to be shown on the plan). Also, please provide one large or medium shade tree per ten parking spaces (6 total) and an associated plant schedule. The parking islands will likely need to be made wider to accommodate the shade trees; therefore some slight parking lot reconfiguration may also be necessary. The islands at the entrance (requested above) could also be used if large enough. • The existing screening along Broad Crossing Road may not technically meet the screening standard in section 32.7.9.8(c)2 (screening between parking lots and residential districts). In the interest of preserving mature growth, new screening planting as defined in section 32.7.9.8(a) will not be required, but you may want to consider adding to the perimeter planting where feasible with evergreen shrubs or trees. You might also want to consider providing screening for the shed that is being moved to 6' from the property line between the church and TMP 4662- 04 -37. 14. [32.6.60)] As requested in ARB comments, please update the lighting note with the current language: Each outdoor luminaire equipped with a lamp that emits 3, 000 or more initial lumens shall be a full cutoff luminaire. The spillover of lighting from luminaires onto public roads and property in residential or rural areas zoning districts shall not exceed one -half footcandle. 15. [32.6.60)] Also as requested in ARB comments, for the relocated light fixtures, add this note: Relocated fixtures are full cut -off, shoebox style with 250 -watt metal halide lamps.
