[14- 302(A)(3)] Existing or platted streets. Please indicate the width of the State Route 692 right -of -way. Rev1: Comment addressed. 2. [14- 302(A)(4 &5)] Private & Public easements. Review of previous plats indicates easements could be present on this property; please list any easements or add a note that refers back to the easements listed on the original subdivision plat. If no easements are present, please disregard this comment. Rev1: Comment addressed. 3. [14- 302(A)(10)] Right of further division of proposed lots. Revise and combine the notes concerning development rights to read as follows: "Parcel 86 -92 (Lot F13) retains one development right and may not be further divided. Lot F5 -R (combined lots F5, F14, F15, and portion F13) is retaining 3 development rights assigned from TMP 87 -3 (as of 12/10/80) and may be further divided into two lots of less than 21 acres, and when further divided it shall not consist of more than 15 acres ". (Reference: Deed Book 3486, Page 087 which regulates development of this property) Rev1: Comment not adequately addressed. Please add the last line concerning the reference in the note above to the note on the plat (while also correcting the misspelling of `consist'). Remove the note that begins `The owner, upon County review, reserves the right...' from the plat. The same information is being conveyed in the note above using County approved language. 4. [14- 302(A)(11)] Instrument creating property. There appears to be a typo in the Deed Book and Page reference listed on Sheet 1. It currently reads as `D.B. 3486 p. 086', but perhaps should read 'p. 087'. Rev1: Comment addressed. 5. [14- 302(B)(1)] General Information. Sheet 1 has a different date than Sheets 2 and 3. Please correct. Rev1: Comment addressed. 6. [14- 302(8)(2)] Name of Plat preparer. Please add the name and seal of the plat preparer. Rev1: Comment not addressed. Please add the seal of the plat preparer. The seal must also be signed before signature can be obtained from the County. 7. [14- 302(B)(10)] Stream buffers. County GIS indicates the presence of a Water Protection Ordinance stream buffer across three of the four subject parcels. Show the stream and its required 100' buffer on each side. Also add the following note to Sheet 1: `The stream buffer(s) shown hereon shall be managed in accordance with the Albemarle County Water Protection Ordinance.' Rev1: Comment addressed. 8. [14- 303(C)] Boundary Lines. It appears the boundary line dimension information for the new line between Lots F13 and F14 is not present. Please add this information. Rev1: Comment addressed. 9. [14- 303(H)] Monuments. Indicate the location and material of all permanent reference monuments. Monuments found or installed prior to plat recordation may be referred to if they are permanent and undisturbed. If any monument required by this chapter will be installed after recordation of the final plat, the certification of the professional engineer or land surveyor shall so note. Rev1: Comment addressed.
