(The following comments are those that have been identified at this time. Additional comments or conditions may be added or eliminated based on further review.) [Each comment is preceded by the applicable reference to the Albemarle County Code.] 1. [32.7.9] One of the sugar maples in the parking lot is within the sewer easement, move so that this tree is out of the easement. 2. [Code of Development; Page 29] Landscaping is required for the townhouse units. Less than 30' in front yard width requires 1 deciduous tree and 5 shrubs. Provide the required landscaping to meet this requirement. 3. [32.7.9.9 (a)] Revise the tree canopy calculations. The tree canopy shall only include areas of coverage by plan material exceeding five (5) feet in height at maturity of ten (10) years after planting. Some of the material in the calculations will be less than 10 feet and therefore cannot be included in the tree canopy requirement calculation. 4. [32.7.9] The scale on the title block of the landscape plan is incorrect. Revise to be F'=30'. 5. [32.6.6.6 (j)] Provide more information for the lighting fixtures. Will they be full cut off? The cut sheets do not state that the proposed lights are full cut off. 6. [32.5.6] The shared parking agreement has not been approved yet. Revise the note on the coversheet to include what is being proposed. Amount of parking required, amount of parking provided, amount shared (percentage), etc. Response to Variation Request: Letter Dated June 2, 2011 1. Provide sections that ensure that units 1 -10 will have a "face" to Belvedere Circle. Provide a detail for the proposed fence, what will the materials be? What will it look like? Also move the fence back and provide some low shrubs in the front, facing Belvedere Circle. (Comment #1 from June letter) 2. The parking lot islands in front of the sidewalk in front of Buildings 1 and 6 have not been sufficiently landscaped. Provide a large deciduous tree, and low shrubs in both islands. (Comment #3 from June letter) 3. The parking lot island for Phase III is not heavily landscaped. Provide additional landscaping. (Comment #4 from June letter.) 4. There is a tall retaining wall precluding future access from Belvedere Way to the Brown parcel. This access must be maintained. (Comment #8 from June letter.)
