I am reaching out to speak with the applicant for this subdivision plat application that was submitted
to Albemarle County for review. The attached document is the only item that was received. It appears
to be a copy of a plat that was previously approved by Albemarle County in 2017. It is recorded with
the Circuit Court in Deed Book 4974, page 497 (also attached for reference). Can you help me
understand why this application was made since that plat has already been approved and recorded?

Reviews Comments:1. [14-302 (B)(7)] Please revise note #6. The Ivy Creek Watershed is a Water Supply
Watershed.
2. [14-302 (A)(10)] Please revise note #14 so that it states how many development rights the
revised parcel will have. Please use the following language: "Parcel [letter or number] is assigned
[number] development rights and may/may not be further divided and when further divided these
rights shall not comprise more than [number] acres. The residue of Tax Map/Parcel [numbers] is
retaining [number] development rights and when further divided it shall not consist of more than
[number] acres."
3. [General Comment] Notes #5 and #12 are identical, one can be deleted.
4. [14-302 (B)(1)] Please provide a date of last revision.
5. [14-302 (B)(6)] Where used on the plat, please replace “PID” with “TMP.”
6. [14-302 (B)(6)] Please revise the label/callout for the new lot so that it states “Revised Parcel
4A.”
7. [General Comment] Please revise Note #4 so that it states “Parcel 4A.”
8. [14-303 (I)] Please provide a definite bearing and distance tie between not less than two
permanent monuments on the exterior boundary of the property and further tie to existing street
intersection where possible and reasonably convenient.
9. [14-303 (O)] Please revise the County signature block so that it states “Agent for the Board of
Supervisors” under the signature line.
