The subject parcels are zoned R -1 and have no developments rights. Please remove the note that reads, 'No development rights are being transferred with this boundary line adjustment'. Rev 1: Comment addressed. 2. [14- 302(8)(5)] Zoning Classification. Please revise the zoning classification to R -1 Rev 1: Comment addressed. 3. [14- 302(8)(6)] Tax map and parcel number. It appears the Tax map and parcel numbers of the subject parcels have been switched. Please verify and correct the TMP for each parcel, and revise the note that explains which parcel is losing and which parcel is gaining acreage. Rev 1: Comment addressed: however, please correct the label on Lot 5 to read `TMP 4561- 1 -13-5'. 4. [14- 302(8)(6)] Reservoir watershed. Please provide a notation indicating that these paruuis die iwt within a water supply watershed. Rev 1: Comment addressed. 5. [14- 302(8)(10)] Stream buffers. According to County GIS, no stream buffer is present on these parcels. Rev 1: Comment addressed. 6. [14- 303(D)] Acreage of Lots. According to County records, Lot 5 (marked Lot 4 on your plat) is 2.11 acres, not 3.01 acres as indicated. Parcel history research has revealed a deed recorded in 1961 in which .909 acres from Lot 5 was combined with .564 acres from Lot 1 to create Lot 6. The resulting acreage of Lot 5 is noted as 2.11 acres. I understand that a current boundary survey can provide a more accurate accounting of lot acreage, but it isn't apparent if a current boundary survey of Lot 5 has been completed and the northern boundary line still reads the same as a 1960 plat, which doesn't reflect the existence of Lot 6. Please verify both the acreage and the northern boundary line of Lot 5. Rev 1: Comment addressed. 7. [Comment] According to County records, these parcels do lie within the service authority jurisdictional area for both water and sewer. The note stating `Under current County Policy, public water and /or sewer will not be available to this property.' should be removed. Rev 1: Comment addressed.
