RE: ARB- 2011 -62: The Shops at Stonefield — Regal Cinema
Tax Map 61W, Section 3, Parcel 23
Dear Mr. Haine:
The Albemarle County Architectural Review Board, at its meeting on September 6, 2011, completed work
sessions on the above -noted request to construct a 14- screen cinema with associated parking and site
improvements as part of the Stonefield development. The Board took the following actions:
Regarding lighting
Motion: Mr. Lebo made a motion to approve the lighting for ARB- 2011 -62: Regal Cinema at Stonefield with the
following conditions:
1. The color for the light poles for the interior streets shall be bronze.
2. Work sessions will continue to be held to approve the material and color for the metal shingles following
site plan approval.
Mr. Wright seconded the motion.
The motion carried by a vote of 3:0. (Daggett and Wardell absent)
Regarding landscaping:
Motion: Mr. Wright made a motion to approve the landscaping for ARB- 2011 -62: Regal Cinema at Stonefield as
presented.
Mr. Lebo seconded the motion.
The motion carried by a vote of 3:0. (Daggett and Wardell absent)
These work session actions allow me to approve the cinema site plan for the ARB. Please note the
following:
1. Bronze is the approved color for light poles for the interior streets. Please clearly identify the color in the site
plan. If, at some point in the future after site plan approval, you choose to propose an alternate color for the
light poles, you may do so. In that case, please contact me so we can determine the most appropriate ARB
meeting date for that review.
2. Additional work sessions can be held to resolve the material/color issue for the metal shingles for the cinema
walls without delaying site plan approval. Please note, however, that the building permit for the cinema
cannot be approved until the shingle issues are resolved.
3. The interim stormwater facility (north side of Sperry) landscape plan shall be included as part of the cinema
site plan. All plants associated with the facility shall be located on site.
4. Wall and freestanding signs have not been approved with this application. Separate sign permit applications
are required. Please note the following ARB comments regarding the freestanding sign(s):
• The white letters on black background is the more appropriate color combination for the freestanding
sign.
• The proportions of the freestanding sign will be reviewed after a revised submittal meeting ordinance
requirements is submitted.
To meet ordinance requirements, revise the freestanding sign height to a maximum of 12' and provide a
5' setback for the freestanding sign. Provide a rendering showing the freestanding sign in the landscape to
help determine appropriate proportions.
