Subject: SUB 2011 -00104 Marjorie M. Milliman — Family Subdivision
The County of Albemarle Division of Current Development will grant or recommend approval of the subdivision
plat referenced above once the following comments have been addressed: [Each comment is preceded by the
applicable reference, which is to the Subdivision /Zoning Ordinances unless otherwise specified.]
1. [14- 212(8)] Family subdivisions; conditions of approval. Please provide information as to the intended
grantee of Lot B. The declaration is currently being reviewed by the County Attorney's office for approval.
2. [14- 302(A)(10)] Right of further division of proposed lots. Add a statement to Note B indicating that if /when
Lot A is divided the development rights must remain within the boundaries of the original parcel from which
they were assigned.
3. [14- 302(8)(1)] General information. Please add the date of the drawing, including the date of last revision.
4. [14- 302(8)(7)] Reservoir watershed. Revise Note E to say these parcels lie within the South Fork Rivanna
Water Supply Watershed.
5. [14- 302(8)(10)] Stream buffers. Please show the location of the stream buffer along State Route 691 either
graphically or with a note if the line runs concurrent with the floodplain.
6. [14 -309 & 14 -310] Soil evaluations. & Health director approval of septic systems. Soils work was received at
the County on 9/9/11 and submitted to the Health Department for review on 9/12/11. This plat cannot be
approved until written approval is received from the Health Department.
7. [14 -316] Approval of entrance onto public streets. Please provide VDOT approval of the proposed entrance.
8. [14 -317] Instrument evidencing maintenance of certain improvements. The submitted Private Street
Maintenance Agreement is currently under review by the County Attorney's office for approval.
9. [14- 410(F)] Principal means of access to subdivision. Demonstrate that this requirement is being met:
The principal means of access to a subdivision shall be either a public street or a private street. The
principal means of access shall conform, in the case of a public street, to Virginia Department of
Transportation standards, or, in the case of a private street, to the standards of the county as set forth in
section 14 -412, throughout the street's length, including any distance between the boundary of the
subdivision and any existing public street. If discharge water of a twenty -five (25) year storm could be
reasonably anticipated to inundate, block, destroy or otherwise obstruct a principal means of access to a
residential subdivision, the following shall also apply:
1) The principal means of access shall be designed and constructed so as to provide unobstructed access
at the time of flooding; and /or
2) An alternative means of access which is not subject to inundation, blockage, destruction or obstruction,
and which is accessible from each lot within the subdivision shall be constructed.
