The County of Albemarle Division of Current Development will grant or recommend approval of the Boundary
Line Adjustment plat referred to above once the following comments have been addressed: [Each comment is
preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise
specified.]
1. [14- 302.A.9] Building sites on proposed lots. The location, area and dimensions of a building site on each
proposed lot complying with the requirements of section 4.2 of the zoning ordinance. The plat shall also
contain the following note: "Parcel [letter or number] and the residue of Tax Map /Parcel [numbers] each
contain a building site that complies with section 4.2.1 of the Albemarle County Zoning Ordinance." Please
add the building site note to the plat indicating that lot X has a building site that complies with section
4.2.1 of the Albemarle County Zoning Ordinance.
2. [14- 302.A.10] Right offurther division ofproposed lots. The number of lots, as assigned by the subdivider,
into which each proposed lot may be further divided by right pursuant to section 10.3.1 of the zoning
ordinance, if applicable. The plat shall also contain the following note: "Parcel [letter or number] is assigned
[number] development rights and may /may not be further divided and when further divided these rights
shall not comprise more than [number] acres. The residue of Tax Map /Parcel [numbers] is retaining
[number] development rights and when further divided it shall not consist of more than [number] acres."
Development rights need not be assigned to a special lot. Please revise the development right note on the
plat to read as follows. New parcel X is assigned three development rights. Two from the original Tax
Map and Parcel 85 -41 and one from the original Tax Map and Parcel 85 -39F. The residue of Tax Map
and Parcel 85 -41 retains three development rights and when further divided shall not exceed 18.73
acres.
3. [14- 303.E] Dimension standards and information on all lots, streets, alleys, easements, and shared
driveways. Provide dimensions for state route 694 (Miller Lake Road) is it 40 foot or 50 foot right -of-
way, or is a prescriptive easement?
4. [14- 303.0] Signature panels. Signature panels for each owner and for the agent or his designee. The
signature panel for the owner shall be located immediately below the statement required by paragraph (A).
Please change the signature panel on the plat to read Agent, Board of Supervisors.
5. [14 -312] the subdivider shall submit with the final plat a survey showing the location of all existing
buildings on the land to be subdivided within fifty (50) feet of a proposed lot line or a proposed street. Per
our GIS web, there is a structure located within fifty feet (50) of a proposed lot line. Please show the
existing building and its distance from the nearest property line.
