L.S.; Commonwealth Land Surveying, LLC Owner: Glenmore Associates Limited Partnership Owner's Rep.: Mr. Scott Collins, PE; Collins Engineering Date received: 6 September 2011 Date of Comment: 3 November 2011 Engineer: Phil Custer The final plat for Lot 28 at Glenmore, received 6 September 2011, has been reviewed. Engineering can recommend approval to the plat after the following comments are addressed. 1. The ESC plan for the construction of the utilities to serve this lot and the lot grading must be approved and bonded prior to plat approval. At the time of this letter, the WPO application, WPO- 2011- 00075, for this work has not yet been approved. After the WPO plan has been approved, please provide a completed Bond Estimate Request Form to the County Engineer to receive a bond amount. The owners of all parcels disturbed with the ESC plan must sign this bond estimate request and be party to the bond when it is posted. 2. ACSA approval of the water and sewer lines serving this lot must be approved prior to plat approval. At the time of this letter, I have not seen any approval letter from the service authority. 3. The dedication of utility easements to ACSA on this plat must match those required for utility line construction. The current plat does match the utility construction plan submitted to the county on October P. The plat also does not have any language dedicating these ACSA easements. 4. In addition to the ESC bond referred to in comment 1, a subdivision bond must be posted prior to plat approval. Because Farringdon Road is already covered by a bond posted for the Glenmore Perimeter Road Plan (WPO- 2008 - 00036) by Glenmore Associates Limited Partnership, the bond will only need to cover the cost of construction of the water and sewer lines. Once ACSA has approved the utility construction plan and the ESC plan for this construction is approved by the county, please provide a completed Bond Estimate Request Form to Ana Kilmer to receive a subdivision bond estimate.
