[14- 203(E)(3)] Fees. The fee for authorization of a private street must be paid before approval of this plat can be granted. Revl: According to CountyView, this comment has not been addressed. 2. [14- 232(B)(2)] Private street authorization. H PrivdLe street may be authorized within a two -lot subdivision if the division contains only two lots and the private street will serve only those lots and will be the sole and direct means of access to a public street. Please add a note indicating that the proposed private street will be the sole and direct means of access onto State Route 640 for both parcels. Revl: Comment addressed. 3. [14- 302(A)(1)] Name of subdivision. Please revise the title of the plat to remove the word `new' from the reference to each parcel, as both currently exist. For example, perhaps `Revised Tax Map 34 Parcel 21 E (revised Lot 5)...' would provide more clarity. Revl: Comment addressed. 4. [14- 302(A)(10)] Right of further division of proposed lots. Please revise the note that refers to developments rights as follows: "Parcel 21 E is retaining 1 development right and may not be further divided. [14- 303(D)] Acreage of Lots. Please clearly provide the proposed acreage for each parcel: the proposed acreage for TMP 34 -21 E is indicated as 7.663 acres on the parcel; however in the title area it says it `now contains 7.916 acres', and the proposed acreage for TM 34 -21 F is provided as 29.160 acres on the parcel; but in the title area it says it `now contains 28.907 acres'. The two proposed acreages must be the same. Please verify the accurate proposed acreage and make sure it is presented consistently in both places on the plat. Rev1: Comment addressed. 10. [14- 303(N)] Statement pertaining to private streets. Add the following statement: "The streets in this subdivision may not meet the standards for acceptance into the secondary system of state highways and will not be maintained by the Virginia Department of Transportation or the County of Albemarle." Rev1: Comment addressed. 11. [14 -316] Approval of entrance onto public streets. The subdivider shall submit, prior to or with the final plat, evidence satisfactory to the agent that the entrance of the principal means of access for each lot onto any existing or proposed public street complies with Virginia Department of Transportation standards. Provide VDOT approval of the proposed private street entrance, serving both lots, off State Route 640. Rev1: Comment not addressed; pending notification from VDOT. 12. [14 -317] Instrument evidencing maintenance of certain improvements. If the subdivision will contain one (1) or more improvements that are not to be maintained by the county or any authority or other public agency, the subdivider shall submit with the final plat an instrument assuring the perpetual maintenance of the improvement. The submitted instrument has been forwarded to the County attorney for review, and must receive their approval before the plat can be signed by the County. Rev1: Comment not addressed; pending notification from the County Attorney. 13. [14- 412(A)1] Streets serving two lots. Each private street serving two (2) lots: (i) shall not exceed a sixteen (16) percent grade calculated over a distance of fifty (50) feet; (ii) shall have a travelway that is at least ten (10) feet in width; and (iii) shall include a rectangular zone superjacent to the driveway that is clear of all obstructions, including any structures and vegetation, that is at least ten (10) feet in width and fourteen (14) feet in height. The subdivider shall demonstrate to the satisfaction of the county engineer that the street will meet the requirements of this subsection. Rev1: Comment not yet addressed. 14.
