Subject: SDP201100053 Old Trail- Block 3B- Minor Site Plan Amendment
The Planner for the Zoning & Current Development Division of the Albemarle County
Department Community Development will recommend approve the plan referred to above when
the following items have been satisfactorily addressed. (The following comments are those that
have been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to the
Albemarle County Code.]
1. [32.5.6 (a)] Provide the update `Proposed Development' table on the plans.
2. [32.6] Provide a signature panel on the cover sheet.
3. [32.5.6 (b)] Provide the number required and provided for the parking. If needed show
the amount for the whole block to assure the parking requirement is being met.
4. [32.5.6 (b)]Label all units that will be affordable.
Additional Comments:
1. [Proffer #21 The `Proposed Development' table is becoming unclear in regards to
the Affordable Housing and other requirements. I think that a row needs to be
added at the bottom that would be `Total Final Approved'. The numbers currently
in the table are mixed, some of them have preliminary approval, and some have
final. A preliminary may or may not become final, and therefore those numbers are
deceiving. Please add an additional row that would have the total
information /calculations /percentages for Final Approved Plans, so that we can be
certain the proffers and other requirements are being met. This would need to be
added to all future plans as well.
2. [Code of Development- Zoning Regulations] The revised plan does not meet the 15'
rear setback from the access easement at the edge of parking. Revise to meet this
requirement.
