SUB - 2011 -118 Stonefield
The Planner for the Current Development Division of the Albemarle County Department of
Community Development will recommend approval of the plat referred to above when the
following items have been satisfactorily addressed. (The following comments are those that have
been identified at this time. Additional comments or conditions may be added or eliminated
based on further review.) [Each comment is preceded by the applicable reference to Chapter 14
of the Albemarle County Code.]
1. [302(A)7. 303(C), 303(E)] Revise the parcel boundaries to reflect the plat approved with
SUB 2011 -122 The Lands of Albemarle Place.
2. [302(A)12, 427, 428, 429] Revise the note on sheets 3, 4 and 6 that states "Future right of
way dedication to be submitted by others" to read "Future right of way reserved for
dedication upon demand of the County ".
3. [302(A)12, 427, 428, 429] Revise the note on the public street to state "Reserved for
dedication upon demand of the County ".
4. [302(B)5] Add a note that this property is zoned NMD, Neighborhood Model
Development and is subject to ZMA 2008 -03.
5. [302(B)7] Add a note that this property is not located within a public drinking water
watershed and is not located in an Agricultural Forestal District.
6. [303(D)] Revise acreages to reflect the plat approved with SUB 2011 -122 The Lands of
Albemarle Place.
7. [303(M)] Add the approved street names.
8. [303(5)] Provide control points.
9. [302(A)4] Show the location of easements access (other than private streets), parking and
any other shared features needed to comply with the site plan for Town Center.
10. [414, 4301 Show location of easements for water and sewer.
11. [417, 431 ] Show location of easements for stormwater management and drainage control.
12. [317] Submit maintenance agreements for private streets, accessways, drainage,
stormwater management and parking areas and any other commonly maintained features.
It is anticipated that the site plan for Town Center will be approved prior to this subdivision
plat. This will require a variety of easements on the plat for access, parking, drainage,
stormwater and utilities. That is the reason the need for the various easements has been stated
above. Maintenance agreements will be required for all of these easements and I will provide
those to you in a digital format.
Final tentative approval from this department will be subject to the following conditions:

[435] Required easements must be built or bonded prior to subdivision plat
approval.
