The first revision to the final plat for Glenmore Section K2B Lots 1 -8, received on 31 October 2011,
has been reviewed. The following comments are provided:
1. Based on the determination made by the Zoning Administrator in her letter dated May 26tH,
2011, this final plat cannot receive approval until the Special Use Permit, Road Plans, ESC
Plans, Stormwater, and Mitigation Plans for the connection of the two Carroll Creek Drives
are approved and bonded.
(Rev. 1) It is my understanding that this plat cannot be approved until the applicant has
constructed a guardrail along existing Carroll Creek Drive. The planner for this project
shall be responsible for determining when this plat can be approved and signed in regard to
this requirement.
2. This plat cannot be approved until the WPO plan for the property is approved and bonded.
As outlined in preliminary plat approval letter, a stormwater management plan and esc plan
are needed for this 8 lot subdivision. Please refer to the preliminary approval letter for more
guidance on the WPO aspects of the plan. (An ESC plan has been submitted for only the
construction of the water and sewer lines.)
(Rev. 1) A stormwater management and erosion and sediment control plan for Lots 1 -16
(WPO -2011- 00037) has been submitted and is currently under review. Once the plan is
approved, please submit a completed Bond Estimate Request Form to Ana Kilmer. Please
note that a subdivision bond will also be needed since utility work is required and therefore
a $250 fee will be needed with this form.
3. A 1Oft drainage easement is needed along the front of these parcels. The road plan was
designed with the centerline of the swale at the edge of the Private Street Easement line. [14-
302.A.13]
(Rev. 1) Comment has not been addressed.
4. The sanitary easement does not match the sewer line submitted with WPO- 2011 - 00037. [14-
303.L]
(Rev. 1) ACSA approval has been received.
5. Additional comments may be necessary based on the review of the ESC and SWM plans.
(Rev. 1) I recommend placing a private drainage easement on the ditch at the rear of all lots so
that maintenance of these channels is the responsibility of the HOA, not the individual lot
