The final subdivision plat for Briarwood Phases lA -2 and 1B -1, received on 6 October 2011, has
been reviewed. The plat can be approved after the following changes have been made.
1. This plat cannot be approved until the recordation of the plat reviewed under SUB -2010-
00090 is recorded. Once this document is recorded, please provide the deedbook and page
number on all areas referenced in the current plat (Briarwood Drive ROW, drainage
easements, sanitary easements, etc.).
2. This plat cannot be approved until all work necessary for construction has been bonded. At
the time of this letter, the bond for ESC and SWM (WPO- 2006 - 00066) has been posted.
However, the subdivision bond has not yet been posted. The subdivision bond includes the
work necessary to build the roads, drainage systems, and ACSA utilities for the site. To have
the subdivision computed, please submit a Bond Estimate Request Form to Ana Kilmer. To
post the bond, the County Engineer, Glenn Brooks, will need to approve a Schedule of
Completion submitted by the applicant.
3. A temporary turnaround 300ft into Jersey Pine Ridge is not included in the current road plan.
The design of this turnaround will need to be approved as an amendment to the road and/or
site plan. The turnaround must meet VDOT standards. Drainage from this turnaround will
need to be adequately conveyed to the stormwater management facility adjacent to the river
and the amendment must show this.
4. On sheet 7, the turnaround note is referred to as Note 15, not 13.
5. A Deed of Dedication and Easement is needed for all public drainage easements shown on the
plat. The applicant should contact the County's Attorney's Office for the most recent deed
template for public drainage easements to be included with the next submittal of the plat.
6. Only drainage easements conveying water from a public road must be dedicated to public use.
Therefore, the easement on lots 57, 58, and 59 should be private. Please make this clear on
the plat.
7. A sight distance easement dedicated to the public is required along Briarwood Drive west of
lot 25 as shown on the approved Road Plans.
8. The graphical scale on Sheet 6 is incorrect.
9. I recommend that a private drainage easement be provided at the rear of lots 1 -12 so that the
proposed swale can be maintained without disruption to the drop inlet.
