The first revision to the final subdivision plat for Briarwood Phases 8 and 113-2, received on 6
October 2011, has been reviewed. The plat can be approved after the following changes have been
made.
1. A Deed of Dedication and Easement is needed for all public drainage easements shown on the
plat. The applicant should contact the County's Attorney's Office for the most recent deed
template for public drainage easements to be included with the next submittal of the plat.
(Rev. 1) Comment has been acknowledged by the applicant and remains unchanged.
2. This plat cannot be approved until all work necessary for construction has been bonded. This
includes the entire WPO bond and the road bond for Briarwood Drive, Elm Tree Court, and
Elm Tree Knoll. To have the bonds for these roads calculated, please submit a Bond Request
Form to Ana Kilmer. To post the bond, the applicant will need to submit a Schedule of
Completion to the County Engineer, Glenn Brooks.
(Rev. 1) Comment has been acknowledged by the applicant and remains unchanged. The
limits of the plat have been reduced so a full road bond will not need to be computed.
When the bond request is submitted, please submit a one sheet exhibit to be included with
the road plan set that shows a Phase A so County Engineering knows the limits of the bond
estimate desired by the applicant.
3. Similar to the previous subdivision application SUB - 2009 - 00122, please provide the
following note on the plan when the existing Briarwood Drive ROW is referenced: "IF NOT
PREVIOUSLY DEDICATED, HEREBY DEDICATED TO PUBLIC USE." The document
referenced for the existing Briarwood ROW (DB 714 Pg 23) appears to be just for the
creation of the Briarwood HOA. The plat does not explicitly dedicate ROW to the public.

4. This subdivision plat should show the ROW for Briarwood Drive to the existing pavement of
Briarwood Drive at existing Lot 40. The additional ROW on the west side of Briarwood
Drive should be platted at this time as well.

5. The drainage easement associated with the drainage system from 109B to 105A should be
platted at this time.

6. Sight distance easements dedicated to the public are required along Briarwood Drive around
Lots 1 -9 as shown on the approved Road Plans.

7. Public drainage easements are needed on Lots 64 -71 as shown on the approved Road Plans.
(Rev. 1) Comment has been addressed.
8. This plat differs in the delineation of several easements and lot lines from the approved site
plan, SDP - 2006 - 00041. The plat must be altered to match the site plan or a site plan
amendment must be submitted and approved prior to the approval of this plat. Engineering
review notes the following discrepancies that must be resolved before the approval of this
plat:
a. The location and alignment of lots 105 -111.
b. The location of the private drainage easement around the drainage system from STM
15to STM 13.
c. The location of the private easement around the drainage system from STM 20B to
STM 20A.
d. Nearly the entire alignment of the access easement of Elm Tree Knoll.
e. The location of the private easement around the drainage system from STM 3 1 B to
STM 31. (The private easement around the drainage easement from STM 35 to STM
31 may also need to be adjusted.)
If other deviations from the site plan have been made, please highlight them at this time.
(Rev. 1) Comment has been addressed. An amendment to the original plan has been
approved and the scope of the plat has been significantly reduced as to not include many of
the easements referenced in the comment.
9. Please add loft private drainage easements along the swales in the rear of lots 70 -74, 65 -68,
59 -63, 105 -108, and 122 -127.
(Rev.]) Lots 105 -108 and 122 -127 are not longer included in this plat. On the other sets of
lots, no drainage easements have been added. Since the first comment letter, the grading
plan has been modified so that the bottom on the ditches are on the lot line. Engineering
review recommends adding a 5ft private drainage easement on the rear of these lots to
indicate flow must be undisturbed. The county's ordinance does not require private
drainage easements in these situations, so this is only a recommendation.
10. It does not appear that the public drainage easement and private SWM access easement on
Parcel B south of Lot 71 on Sheet 7 were platted with SUB - 2009 - 00122. Please plat these
easements with this document.
